What is Internal Rate of Return (IRR)?

IRR is the annualized rate of return at which the net present value of all an investment's cash flows equals zero. It is the discount rate that makes the future inflows exactly worth the initial outlay. A project costing $50,000 that returns $20,000 a year for five years has an IRR of about 28.6%. IRR lets you compare investments with different cash flow patterns on a single annualized percentage and is standard in capital budgeting and real estate.

How do I interpret my IRR result?

Compare the IRR to your required rate of return, often called the hurdle rate. If IRR exceeds the hurdle rate, the investment is expected to meet or beat your return target; if it falls below, the investment may not compensate you for the risk. For example, an IRR of 12% beats a 10% hurdle rate and may be worth pursuing. IRR is a relative measure, so always consider the project's size, risk, and cash flow timing alongside the percentage.

How do I calculate IRR for a series of cash flows?

List every cash flow, with the initial investment as a negative number and future inflows as positives, then find the discount rate that makes their net present value zero. Because there is no closed-form solution, the rate is found by iteration, which spreadsheets and this calculator do automatically. What is the difference between IRR and ROI?

ROI measures total profit relative to cost without considering when cash flows occur. IRR accounts for the timing and size of each cash flow and annualizes the result. Two investments can have the same total profit but very different IRRs because receiving money earlier boosts IRR. IRR is generally more informative for comparing projects, while ROI is simpler for a single holding where you know the final value. The two often tell different stories — check both.

Why can an investment have more than one IRR?

When an investment's cash flows change sign more than once — for example, an initial outlay, then income, then another large cost — the IRR equation can have multiple valid solutions. A project with a $20,000 outlay, $50,000 inflow in year one, and a $35,000 cleanup cost in year two can show two different IRRs, such as 10% and 29%. Neither is clearly correct, so for non-conventional cash flows rely on NPV or MIRR instead of IRR alone.

What is the difference between IRR and XIRR?

Regular IRR assumes cash flows occur at equal intervals, typically once per year. XIRR allows cash flows on specific dates, making it accurate for investments with irregular timing, like a private investment funded in installments or a rental with uneven capital calls. Because XIRR weights each cash flow by the actual days elapsed, it often produces a slightly different return than IRR. Use IRR for standard periodic models and XIRR whenever real cash flows do not fall on even intervals.

What is MIRR and when should I use it?

MIRR (Modified Internal Rate of Return) fixes two flaws of IRR. It reinvests intermediate cash flows at a realistic rate you specify — often the cost of capital — rather than at the IRR itself, and it finances outflows at a separate financing rate. This eliminates the multiple-IRR problem and produces a single, more conservative result. Use MIRR when cash flows alternate between positive and negative or when reinvesting at the IRR is unrealistic, and pair it with NPV for decisions.
